One of the most common questions we get is: "What does a painting project like mine cost?" General pricing guides are helpful, but nothing answers that question better than a real two-storey home exterior painting project that we completed in Cambridge in 2025.
Here's a full breakdown of a recent exterior painting project we completed on a 1,400 sq ft home in Cambridge with vinyl siding—what the home needed, the options we gave the homeowner, what came up during the job and how we dealt with it, and exactly what it cost.
The Home
This was a two-storey home in Cambridge with vinyl siding and a wooden porch that had seen better days. The homeowner had contacted us to do a curb appeal refresh on their home, prioritizing the front street view. The siding and wooden porch were peeling, screw holes needed to be filled, and caulking needed to be done. The siding was covered in debris and faded from years of exposure to the elements.
The goal of the painting project was to improve their home's curb appeal. This was done by updating the exterior of the home with a lasting high-quality repaint that would hold up and protect the home for years to come.
Two Options, One Decision
When we put together this proposal, we gave the homeowners two painting options so they could choose what made sense for their budget and goals. We aim to work with our customers to best understand their needs and what is required for a high-quality professional paint job.
Option 1 — Paint the Visible Exterior (Street View): $
This price covered the front, left, and right side body walls plus the soffits and fascia—everything visible from the street. A common choice for homeowners who want maximum curb appeal impact while keeping their costs focused.
Option 2 — Paint the Entire House Exterior: $4244.98
This price extended the scope to include all four sides of the house, including the rear body walls and soffits/fascia all around the house.
The homeowners chose option 1—the street view repaint—as it better aligned with their goals of improving their curb appeal. Both options included the same thorough prep work, the same premium materials, and 2 coats of paint throughout.

Scope of Work
In addition to the chosen painting option, we included a full power wash before any prep or painting began.
Power Washing — $325.00
Full power wash of the entire exterior.
Exterior Painting — Street View (Front, Left & Right Side plus Soffits & Fascia) — $3,498.99
Preparation of surfaces included:
Trench the perimeter where grass or dirt had risen against the siding
Scrape and sand to remove all loose or peeling paint
Caulk any cracks or holes, as needed
Spot prime bare surfaces
Tape all window panes for clean lines
2 coats of paint applied throughout
In addition to scope, all of our painting proposals come with generalized project notes which outlines what to expect. This helps create a stress-free experience for our clients.

The Change Order
Once we got into prep work for the project, we found sections of siding with damage beyond what was visible during the initial consultation—dents, cracks, and holes that needed more time spent caulking, patching, and priming to repair.
We estimated this to take about 5 hours and created a change order to suggest a proposal change to the client. The added cost was $389.85 (after tax). The change order was reviewed by the homeowner, approved, and signed before we proceeded.

Change orders are a normal part of exterior painting—no two homes are identical, things may change, and conditions aren't always fully visible until prep begins. What matters is that nothing gets added to a project without the homeowner knowing exactly what it is, why it's needed, and what it costs before any work is done.
